Apartment Complex



A 100+ year old quintessential piece of Byron’s history restored. The former Norco Butter Factory site was converted into luxury apartments which now requires major remedial works.

Historically notorious for its building leaks and defects, compounded by the fact the project ran into financial difficulties when originally developed, has resulted in the historic site now needing serious repair works. With a passion for rejuvenating historic buildings, we were honoured to be part of restoring a piece of Byron’s history. Inevitably, this would be a complex and challenging project which we were excited to take on.

The problem


The beauty of this job is we have built a fantastic relationship with the body corporate committee, resulting in a seamless process. They are greatly aware of the importance of identifying the correct solutions. To bring the Butter Factory back to its former glory, we will complete the following (first stage now finalised):

~ Demolish and rebuild all balconies
~ Waterproof all balconies
~ Tile all balconies
~ Repair all roof flashings, gutters and box gutters
~ Re-plaster
~ Re-clad external walls
~ Repair degraded concrete
~ Empty all garden beds
~ Waterproof all garden beds
~ Re-fall and redirect drainage in garden beds and podium
~ Reglaze the building with timber windows
~ Strip podium
~ Re-waterproof podium
~ Re-tile podium
~ Repaint whole building
